Every driveway and parking lot is different, so we price each job after a quick on-site look. Pricing depends on square footage, condition of the asphalt, and any prep work needed (crack filling, patching, etc.). All estimates are free and no-obligation. Most residential driveways benefit from resealing every 2 to 3 years. Commercial parking lots with heavier traffic may need it more often. Properly maintained asphalt can last 25 to 30 years. Ignored asphalt often fails in 10 to 15 years. Regular sealing is the single most cost-effective way to extend pavement life.
Paving lays down new asphalt. Sealcoating protects the asphalt you already have. Sealcoating restores the black finish, seals out water, blocks UV damage, and prevents cracks from spreading. It's maintenance, not replacement. If your driveway has deep potholes or is severely deteriorated, paving may be needed instead and we'll tell you honestly when that's the case.
Sealcoating isn't cosmetic. Unsealed asphalt lets water seep in, which freezes and expands in Connecticut winters, cracking the surface and weakening the base. UV rays break down the binder that holds the asphalt together. Sealing every couple of years prevents both and is far cheaper than replacing an asphalt driveway later.
Sealing works best when temperatures are between 55°F and 90°F with no rain expected for 24 hours. In Connecticut that typically means late spring through early fall (roughly May through October). We handle timing for you and only apply sealer when conditions are right for a long-lasting finish.
Rain the day of or right after application can damage the finish. If weather turns against us, we reschedule. We watch the forecast closely and will let you know the day before if we need to move your job. Rescheduling is free and there's no charge for weather delays.
A typical residential driveway takes a few hours from setup to cleanup. Larger properties and commercial parking lots may take a full day. Crack filling and patching (if needed) are done first and add time to the schedule. We'll give you a clear time window when we book the job.
We recommend staying off the sealed surface for at least 24 hours for foot traffic, and 48 hours before driving on it. Exact timing depends on temperature, humidity, and sun exposure, so always check with Pro Seal before using the driveway. We'll give you a specific recommendation at the end of the job.

Yes. Crack filling and patching are part of proper sealcoating, not optional extras. We assess the surface during the free estimate and include whatever prep work is needed in your quote. Sealing over unfilled cracks just hides the problem and shortens the life of the seal.

We accept cash, check, all major credit and debit cards, Apple Pay, Google Pay, and secure online payment links. Payment is typically due the day of completion. For commercial accounts, we can set up invoicing with net terms on request.
